Where do you want to be located and what transportation needs should be considered? What do you need in the property as far as ceiling heights, security, air handling and floor loading? And most importantly, when would you be looking to move in?

What is the timeline based on Step 1 and Step 2? What is the ideal length of the lease based on your goals and objectives? What is the length of the lease given the expiry date of your current lease? What is the ideal length of lease given market conditions?
Survey

This part of the process allows you to survey locations and possible spaces to narrow down what works best for you. Considering all of the details outlined in the first three steps, Eric can help pinpoint all of the best fits available based on your needs. This helps to establish the realistic options available that offer lease agreements best suiting the needs of the timeline and the essentials of your search for a space.
Prepare

This is when the request for proposal (RFP) is prepared and is often the most time-consuming aspect of the process. Multiple components are used to prepare the RFP and based on the building tours your requirements are refined. Fine-tuning your specifications with a space planner will provide further analysis of your specific needs. Using this information, Eric would then prepare a comprehensive RFP that details all of your requirements and then send out the RFP to potential options.
Evaluate

Once the RFP responses are received, Eric will compile the information into clear options for your review. This process illustrates the pros and cons of the available options so your decision is made with clarity and confidence. This includes a detailed financial analysis, including items such as: one time costs, net rent, operating costs, realty taxes, leasehold improvement allowances, free-rent periods, etc. The analysis also includes: total cash flow, multiple year net present value, net rental rate, gross rental rate and a comparison based on rentable and useable area (Gross-up factor).
Negotiate and Implement

The final step of the process is negotiating the agreement and solidifying the best lease for you. This is the culmination of the process and if all of the steps are followed with Eric's guidance the client is led to a clear, defensible option that they can be happy with.
